
REITs top ₹1.5 lakh crore m-cap; distributions up 13.7% in Q1 FY26 as investor base broadens
India's listed REITs have surpassed ₹1.5 lakh crore in market capitalization, distributing over ₹24,300 crore to unitholders since inception. Policy reforms are enhancing market accessibility, while the industry anticipates further measures to unlock passive flows. Despite global uncertainties, the sector remains optimistic, driven by GCCs and domestic enterprises, with a balanced supply-demand dynamic.
(REITs) have crossed a combined market capitalisation of about ₹1.5 lakh crore as of market close on August 18, 2025, even as quarterly distributions rose 13.7% year-on-year to ₹1,559 crore in Q1 FY26, reaching more than 2.7 lakh unitholders.
Since inception, the four operational REITs have distributed over ₹24,300 crore to unitholders up to Q1 FY26. The domestic REIT industry’s assets under management (AUM) stood at ₹2.25 lakh crore as of Q4 FY25, with portfolio scale at over 175 million sq ft of Grade A office and retail space across four REITs as of Q1 FY26.
Since inception, the first four REITs have distributed more than ₹24,300 crore to unitholders. Five listed REITs now command a combined market capitalisation of ~₹1.5 lakh crore. By regulation, REITs distribute at least 90% of their net distributable cash flows on a half-yearly basis, ensuring a steady income stream."
